Please do check the agreement as I have trimmed it quite a bit:

It states names/addresses, declares the rent amount, provision of
services and that we will follow laws etc - just basic stuff. I have
added a sublet item about the landlord declaring if the building
owner's wishes change re his ability to sublease.

Dear Directors

Below is a link to a pirate pad of a draft rent contract that the
space has used prior. I have filled in the current details but o/c
comments and edits are welcome; we are keen to reduce it down to
something simple that serves both the membership and our landlord with
minimal fuss. I would like to have something ready to send to Andrew
in the next few days.
